Tenant build-outs delivered on your lease schedule
From shell space to second-generation remodels, we build out leased office, retail and flex space on schedule, coordinating with your landlord, architect and the city so you can open on time.

Your lease clock is already running
Every week a build-out runs late is a week of rent without revenue. We plan tenant improvements around your lease commencement and move-in dates, lock in long-lead items early and keep the schedule visible to everyone involved.
We work with your architect and engineers or coordinate design for you, review the work letter and landlord requirements up front, and manage permitting, inspections and close-out documentation.

Tenant improvements in Greater Houston commonly range from about $40 to $150+ per square foot depending on the starting condition of the space, MEP work and finish level. We provide a detailed budget from your plans or test fit. See our pricing page for how we build estimates.
